I am in the beginning stages of my real estate investing journey as well.  

If you have to arrange everything remotely, your profits might quickly be eaten up!

Hey everyone, My name is Keith, and two partners and I are at the beginning stages of opening an REI company.

Perhaps the following arrangement: (1st 25%) $ for supplies rest of 25% on first day of work (2nd 25%) proof that work is 50% complete [what ever that milestone is] (3rd 25%) proof that work is 75% complete [what ever that milestone is] (4th 25%) Proof that work is completed, permits completed and work area is clean.

I agree with some of the other points of making the entrance look more like an entrance, but save the money on re arranging the windows on the front of the house and use that money on the back of the house if it has a good view.  

Which is a simple questionnaire that has the tenant describe what they believe to be any current arrangements and outstanding maintenance items. 

I was skeptical too, to touch the stones at this stage of the rehab.

I'm thinking we would split everything from buy to rehab to expenses and rent...and eventually profit from the sale.I'm not trying to make this too complicated, but it would be my first such arrangement, and I'd like it to be right from the start and of the utmost integrity.I value your input as experienced investors in the BP community...thanks!
