On line there are any number of free "project schedule" spreadsheets that you can download.Next time, use this to assign time frames to segments of work.Break down  the payment schedule and assign draws to phase completions and passing inspections.

Of course someone else can overpay and get the house and probably will :)  I never said it was a competition... he said he does not want to partner with me that he wants to do it on his own and collect all the profits...and I use my investments to support an animal rescue and a scholarship at the local college for students who are the first in their family to attend college so I do not leave remains scattered in my wake....so I most certainly do support others both human and animal

I've gotten quite a few calls over the years from people who have seen the property's photos online and immediately say they'll give me a deposit and sign the lease.My response is always the same - I don't rent to anyone who hasn't seen the property and gone through the approval process.

Berlin is definitely a totally different animal when it comes to investing.
