I know traditionally with the BRRRR method, most lenders want a 6 or 12 month seasoning period of the property being rented.

I would have personally recommended using a different method to avoid some of the issues you're seeing now. 

Others are banking on the market being hotter than the cashflow and therefore wanting in because they think appreciation is their investment method of choice. 

You may say that is what your original post is about, but at least the hotel lobby isn't operating in an underhanded, outside-of-the-rules method.

Alternatively, you can try to get a private money loan or ask the seller to finance a portion to reduce the down payment, but typically equity is the preferred method when you need funds for a down payment.
