The most creative way I've seen anyone generate real estate leads (these are home seller leads), is when you're in an industry that has nothing to do with real estate, yet somehow the people in it manage to get their hands on these deals almost accidentally. 

He had a list of lots in my area that needed trimming and ticketing.I will contact both owners, contact 311 (through the app) and keep pressing the alderman, maybe the cars can get ticketed or towed too.

I wouldn't do tankless on a buy and hold unless I was really pressed for space.

You're hard pressed to get a single family home under 300k that is close to campus in a decent area.

Square readers are sold in Lowe's stores at the counter down here in SA, so in my opinion there's no reason for a squared away (pardon the pun, I swear it was accidental) contractor to have to make you chase them across town to deliver a check.

But you are probably going to be hard pressed to find a private lender to lend on your own primary residence, at least legally.
