Geography and risk associated with neighborhood/tenant quality are a couple of the major factors in this (higher risk should equal higher reward).

In Killeen, most of the fourplexes in what I consider the quality fourplex areas are listed between $180,000 - $200,000.And yes, a VA foreclosure is essentially no different than any other kind of foreclosure.
