No offense, but that's a ridiculous question, for many reasons:-  Are you talking about the first step in getting into the business or the first step in physically renovating a house or something else?

RE has social aspects, it serves a physical need for citizens, shelter, safety, there is a civic purpose in the RE market.

Our son came with us, who is becoming more and more interested in real estate, although he just graduated with a bachelors degree in Exercise Science and is interning with the local university.

(Since I can't physically be in the out-of-state locations to oversee rehab and be hands-on with the landlording aspect)

Did u physically go there to look at the property?

Does this person just exercise their option to walk away from the deal because of some contingency?

if they help you move the property you would split the profits with them.going through this exercise will also give you feedback on whether or not you really do have a great deal.if you need more help feel free to PM me....
