The price of properties in Australia are obviously very different to the American market, I can't even imagine something like wholesale buying and although I have found the bp podcasts very informative at this stage I am still coming to terms with concepts and terminology.

@Javier Gil, depreciation begins when the property is "placed in service," which is when it is ready and available for rent, which I imagine is what you mean when you say "the month I turned it into an investment property."

So far i have read "rich dad poor dad" which got my whole investing imagination going and now I'm reading "think and grow rich" by Napolean Hill which is not as entertaining but really motivates me.Thank you again for the response, and this definitely helped me.
