Navigating and mitigating risk is good investment; assuming every cost will be high and insisting on high returns is not necessarily good risk management.  

If your finances are strong and your records are in good order you will have the best chance of navigating the approval process quickly.

I am new to BP as well as RE investing so I am still learning how to navigate around the website.Due to my inexperience I have some questions that are quite basic but are enigmas to me.When looking for a title company for closings, what should I be looking for?

Hi Ethan,a) Not crazy, if you can navigate all the regulatory stuff.b) Honestly I do not know a lot about this one. c) It's relatively rare for a condo conversion to be sufficiently successful on paper that folks can get Agency 30YF loans on it, which dings value significantly. d) What folks have been doing with short term rentals in the bay area has knocked my socks off.

I don't currently use the license as a salesperson, but I can say that the education helped me navigate the waters of real estate investing a little better, as I had a better understanding of some of the terms and legal issues that can come with real estate. 

Also, regardless of his attitude, he wasn't asking for $3000 referral fee for doing nothing and simple receiving a phone number from Zillow, he was going to charge $3000 for successfully navigating a buyer through the purchase of your home.

I have had recent success with a house in a higher-end location on a navigable canal near a beautiful waterway, here in Florida. 

I was in front of a big national car dealership and my gps says I am only 0.1 miles away from the home ( I was excited) .

There is a lot to navigate, but you absolutely thinking about it the right way.
