We found out that there are foundation issues that are estimated to cost around $18K, which isn't a total deal breaker, but I've never dealt with foundation problems before.

I run our model in phases1)buy a foundation of properties 100ish for rental then buy 2 a month after2)we convert them over for $130/mth for 3yr option premiums 3) hope for a 10% conversation per year with closing cost covered by buyer We get same benefits of tax efficiency and “No Closing Costs”Differences.

They'll want purchase price, ARV, repair costs, closing cost estimates, exit strategies etc etc etcTo determine reno costs at a minimum I'll need to get a basement specialist (I saw some foundation cracks), a flooring specialist (carpet needs to get ripped up at a minimum), and a general contractor (kitchen needs an update and so does the "screened in porch").Ok, how do I get all these guys into the house to give me estimates?

It seems she was in the "small family" category as the technicians never saw evidence of anything near the volume she was reporting.I did learn the Teriminix $800 house sealing treatment can be had for much less if you get the Home Depot squirt gun and caulk-like sealer, then patiently explore every crack in your foundation.

I don't think they are abusing the property and I don't think they're violating any part of the lease, they're just incessantly nitpicking at things.Another example: I had a tree cut whose roots were messing with the pipes and the foundation of the house.

Lastly, don't trust someone because they tell you something is legit..... you should build up the foundation of your knowledge so you can fact check them.

From inspection of the outside the exterior Foundation appears to be in good condition without cracks.
