With that said though… many times I offer multiple offers… There is almost always a way to make it a deal if they will play along… So I say simple things like… “Let me think it over and see if it will work for me”… or “let me think it over” then when I have to say no… it is as simple as “I don’t think it will work for me” or “it is not quite what I am looking for”… My “No’s” are very generic… I don’t give a bunch of reasons or explanation of how I made my decision… Also, I must say… My marketing style that gets people to call me is not “Im here to help” it is “I buy houses”!

As I alluded to in another thread, speaking with sellers as a newbie can be quite surprising at times.My biggest hurdle is what to tell those callers that are upside down on their properties, often by $20-75K.

That's outdated in my opinion and it can be quite expensive to have a Delaware entity and then being forced to file as a foreign entity in your home state.

I've been in the market for quite some time, but finally got around to registering for this forum.

Things are actually quite good in the rental business.

Refinancing in a LLC (there aren't many lenders willing to do this---might have to quit claim it out for the purposes of the refinance).Regards,Scott Miller
