Renter's insurance is essentially like a Homeowners insurance policy for someone who does not own the home by the fact that it protects their personal liability anywhere in the world and offers other coverage for their own personal property and various other available endorsements.A "Landlords" policy is for the "Landlord" or the person who actually OWNS the property and it will protect that owners liability regarding anything associated with that location AND offer coverage for the home/structure itself, which the "Renter's" Insurance will not cover because the tenants have no "Insurable Interest" in the property since they do not own it.

Generally wholesalers who have no idea what they are doing, as sort of in this case, the process of trying to sell a note to the end investor is essentially throwing stuff against the wall to see if it sticks.
