.- $20 electricity?

To determine if the quote is good price or not: are you insulating the garage, are you running electrical, assuming standard one entry, are parts included in any?

I am guilty over the years of drawing a line in the sand also, and in retrospect, from the viewpoint of decades later, I was wasting time, emotional energy, and relationships. 

Also we are pretty sure from just looking that the electrical panel will need to be updated.

Plumbing, electrical and HVAC all need completely replaced...this part we had a good idea of, but the excess costs including the mold are escalating beyond what we budgeted for since this is a 3,000 sf house.  

Think about all of the time, money, and energy it takes to mail to the same person 5-7 times.  

Being young, you have the advantage of high testosterone, plenty of energy and plenty of time without all the hassles that come with a full family.  

The third unit and the 1st unit share an electric meter however the 3rd floor has it's own gas. 

I am all in on all electric and as soon as the roof tiles come out I am reroofing my peronsal resi.. its only about 60k... then I will be self sufficient even here in gloomy gus Orygun

The house is 3 level but the basement is not finished, it has a walk-out, electricity and AC, plumbing rough-in for full bathroom - in fact it used to be a fully finished basement but everything was told bare due to water damage a few years back.
