I didn't use any tools other than the MLS comps I have plus knowledge of the area from living here for 30 years. 

I live in Belguim so markets are very different here.

There is a post here on BP about someone doing their first flip and are in process of getting foreclosed on as home prices have dropped considerably in that area.
