This property is close to the down town, near a bus line, and fit the business model.

Sometimes they will pay you to install for added business.

Starting this business (and you have to realize it is a business) is not easy and there are so many moving parts.

This is a high volume strategy as agents often don't pick up the phone, don't get back to you or say they will pitch the deal but don't.

I have a plan working with a friend who owns an insurance company to guide me on a solid policy that protects me with errors and omissions, legit insurance business owner whom I've had car insurance with at one time and introduced me to the CPA I've been using for a little under a decade. 

I work full-time as a CPA audit manager at a Big 4 public accounting firm, and in my free time I would love to help and learn from an experienced investor with strategies similar to what I’m interested in (appreciation, single family (potential multi family), mid-term rental (potential short-term)).Open to any advice as well on how to make my first leap into actual investing!

I browsed for trustee sale in North Carolina but nothing coming up, except the the listings on Xome.com for online bidding I am not in the business of buying foreclosures so I am not sure which trustees post it on their site or if its best to search the areas newspaper for public notices.

Additionally, try collaborating with local businesses like spas, wellness practitioners, yoga, wineries/taprooms, etc... and try some messaging with them around wanting to promote them in your blog and on your property.

Learning the basics of electrical , plumbing , AC , painting etc will help you in this line of business which also save you a lot when you acquire your first home.This is how I got started , maintaining the rentals of my uncle  when I was your age.
