I have an interesting question....lets say your interested in a home that someone has under contract and is trying to wholesale it, you like the house but the pricing is still high, I don't mind paying an assignment fee if numbers work out. but with their assignment fee numbers don't work.

Hey Joshua, from my understanding to your last question, if you want to do a joint venture deal, first it would be best to hire a real estate attorney and create an LLC and work out an operating agreement (who is responsible for what, who gets paid what) to protect yourselves.

@Jess Kempf the nice thing about trying it as a rental is that, if you rent it for a year and it doesn't work out, you can always sell it then.
