You are searching for those that WANT to sell and sell with out the hassles of showings, agent commissions, fixing things etc.To answer the next part of the question I would have to say we are always focused on their motivation which in other words is their "problem" that needs to be solved.

Taxes on the lot are just over $500 a year.Hypothetically, in just 6 years if I apply all revenue to this remaining loan I would then cashflow $200 a month roughly in revenue by owning this small lot free and clear.Any wise words of wisdom out there on what you would do if this offer presented itself to you?

In other words, auction.com offers a better chance the property will be sold to a bidder higher than the bank.The lawyers handling some auctions barely make their presence known, the properties are uttered, the preamble read, and property sold in some random order.
