@Christian Wilson top two reasons I bought in Smokys were high CoC and recession resistance.

Your county probably has roadway surface requirements for what is called "all weather surface" that could be chat.

Frankly if its not one thing its another.. just have to have the ability to weather the storms. lest you get hit by a 15 foot sneaker wave 

Currently the 5 plex uses forced air and owner pays for gas, but I am thinking about possibly trying to split the heat with mini-splits, but I have heard & read that mini-splits are not always great in the cold weather states. 

With older heat pumps, they would only work down until it got down into the 40's outside before they lost most of their ability to extract that heat and would then switch over to electric resistance heating.

I'm fairly new to biggerpockets, but is it normal to see so much resistance to a good deal? 

They are meant to weather the market until conditions improve.
