Currently the 5 plex uses forced air and owner pays for gas, but I am thinking about possibly trying to split the heat with mini-splits, but I have heard & read that mini-splits are not always great in the cold weather states.

With older heat pumps, they would only work down until it got down into the 40's outside before they lost most of their ability to extract that heat and would then switch over to electric resistance heating.
