You're in a blue state, so I assume a contractor has to have 187 different licenses to spray some foam in a house, and cost is probably higher.

Also check to see if there are outlets in the bathrooms - some old houses don't have them and that is a pain for tenants.Don't worry about the pink and blue tiles, it doesn't cost a ton to get the tile glazed White if the colors are really offensive.

I am by no means trying to give you homework, I'm just curious about how you would go about doing so, or if it even makes sense.I ask because a good friend of mine owns a hotel chain and he is constantly gets offers to purchase hotels of all types, including the typical small economy hotels in blue collar areas.

In CA, a unit that rents for $600 a month would likely be a dump, in a bad area, and no amenities, but in a place like OH, it would be a regular blue collar neighborhood, hence price has nothing to do with it as values of property change dramatically depending on geography.The actual factors that impact a class of property is: Age, location, amenities, and condition.
