Then in addition to that some smaller cities and villages require their own like Long Beach and Southampton.I'm not sure how it works upstate and would be surprised if thise counties dont require anything.

Heading south, we looked at investing in Holland, it's a great area with the state park, Dutch village, and tulip festivals.  2 reasons we didn't invest there:  the beach and downtown area are not near each other and we wanted to be closer to the Chicago area. 

Also in Town 4 we are going totally Auto pay Credit Card/Bank account.

You may have more luck in the suburbs but you need to check with the village.

It's pretty sweet and free for me.I also have some nice auto messages I use to do the initial "screen" to save my time from the tire kickers and the "is it still available" annoyers.

Perhaps they would do better by using an auto-pay method.

I never have late payments, my credit score is 730ish and I went to apply for an auto loan but was denied.

For the auto loan my bank provided a payoff letter and evidence of the transactions. 

The one bad thing about burbs is taxes and most of these villages now have rental codes, licensing fees, and inspections that eat into cash flow.
