We ran the tenant's parent's credit and made sure they were good too, the reason for our situation was that the tenant was at times (2 times in 4 years) late on rent and the parents were more than welcoming doing that for her.

One of my biggest items that I'm not sure about yet, is that this house will need much more luxurious furnishing/finishes than my typical small rental homes, so for that, I might need to seek professional decorator help to see what colors/materials I might use for those work items like flooring, paints and such.As for you question about ARV, that is basically my own research conducted of neighboring homes, communities and rough estimations.

As long as it's true Butcher Block and NOT the Butcher Block Laminate that made it's way into every 1970's home, I like it, and think it has it's placesPersonally I like it for accent bars or island prep stations, not a big fan of using it in the entire kitchen from a durability standpoint, people tend NOT to maintain things properly and just like lighter color granites that are not sealed properly, a clumsy friend and a glass of red wine could cause a BIG problem!

so I hired contractor  to remodel bathroom and he contracted it out to another contractor  who's cotracts bad contractors to to work.I had to have them gut the bathroom again  and do it again.it still wasn't done properly due to they put up drywall and they didn't even prime walls  so paint comes off,the tile is 2 diffrent colors when supposed to be all white,the drain pipe is not to code and looks like cap so I had to fire them.now he wants to be paid in full and said if don't will put lien on house .I don't feel that they completed the job correctly. there wasn't sign contract with this contractor .I would be willing to pay for one set of materials  but nothing  more since I have to find another  contractor  to do it correct .what are my options ?
