.: Typology; price/discount compared to market prices; estimated price of renovations.2- Start building relationships with RE agentes and find at least one you trust.3- Consider property management. it might eat into your cashflow, but save you a lot of headaches to leave it to people who are more experienced.4- Don't forget to take someone like a contractor or a civil engineer to check on the building.5- Try to Find na accountant and lawer that understand RE law ( It's rare here in Portugal) but there are some.6- Don't Forget to HAVE FUN with the process because, if you don't enjoy it, you'll get tired!

A deal that cash flows because the home is desirable to tenants and maintenance is minimal is better then getting a deal with 20% equity that looks tired and has a lot of deferred maintenance shortly after the purchase.
