"Saturated" is a bit of a throwaway term IMO - I manage STR's on Oahu and while Hawaii is about as "saturated" as it gets with STR's, people are making great returns on the right investments.

I'm fascinated with the idea of tiny homes/smaller homes (300-700ish sqft) for short term and possible long term rentals.

I'm particularly interested in learning more about long term and short-term investment opportunities.Outside of real estate, I enjoy hunting, running, and traveling.Excited to learn and connect with you all!

In fact, many subsidized housing tenants take great care of the property because they risk lousing their voucher if they violate lease terms.  

Idea of long term buy and hold investing, building up equity & future cash flow.

I'm trying to figure out a strategy on buying real estate from the seller (no lenders involved) on payments, adding value and reselling it for profit and thus, paying off the original seller.

Margins are small, and to me, the real wealth-building in REI comes from the long-term appreciation, not the short-term cash-flow.Anyway, welcome to the forums.

All the contracts, terms and conditions were signed by both parties and the title company even validated the purchase price weeks before closing on the title commitment.  

Question - if I go to the old insurance company or even a different one - the question will be asked  in layman's terms "have you been turned down for insurance and if so was it non payment ,structure, etc"--- at that point I have to say 'yes' and 'roof' right?

- Will this strategy impact my long home buying abilities 2-3 years from now when I am looking for my long term residence, and if so how?
