But due to the above factors- we're still in a hot and heavy seller's market, with no real relief in sight for buyers (add to that, with the new Burnett / National of Realtors settlement, they will be squeezed even further, having to also potentially shell out their Buyer's agent fees, which, traditionally, have been added into the seller's listing price before listing to provide to the Buyer's agent).

Lucy,  I would need to know the numbers to say, and whether this is a cash deal or mortgaged.I had looked at College Station myself, but concluded that it does not pencil out.I own a SF house in an upscale area of McAllen, TX and a quadplex nearby.So far, TX has been my worst market - property taxes just ruin the cash-flow.

I am also concerned that at that point new HOA might have to raise the fees significantly or charge lumpsum to the condo owners based on something that might come up.

At the time of purchase my taxes were just about 10k and now my taxes have increased to 14k.
