This will undoubtedly be one of the most important steps you take to start your due diligence into a property you like, but there are many things you can't learn from a lease.  

Start by learning from books, podcasts, and blogs.

If you are out of state, I would definitely recommend establishing relationships with contractors, property managers, agents, etc. before you start to make sure you are set up for success. 

I understand this is the way syndication works with multifamily properties because the operations are generally only a few people, however, in senior living, the operations are much larger and more litigious because we are providing 24-hour care, medication management, meals, transportation, activities, etc.

A week before the original tenants official move out date was scheduled they informed me that they were “dropped” by the lender and they are starting to work with a new lender.

I guess they did not clean the unit for over 3 years and did not call the old property management company when things started to break.
