Hi all, I'm considering purchasing my first property and am having trouble deciding (a) which type of property to buy (i.e. owner occupied, investment, or both by way of a duplex) and (b) what kind of split between down payment and loan amount.Would someone be willing to speak with me privately to walk through some of the factors, especially my personal finances?

Looks to me like it would be marketed mainly to owner-occupiers, who won't mind the negative cash flow, because its ongoing cost is less per month than if they were to buy a new SFR instead.What doesn't look right about the report?

It can be done, but I'd suggest remembering to constantly assume that you are the ONLY person you are speaking with that actually cares either way if it goes through or not.

Have you done a math analysis that shows the bottom line positive or negative if you had to make the rehab done.
