My current client in GA is running #'s on converting the property from an annual lease to a STR.

First, the #'s on the duplexTax assessed value- $175000Appraised value- $163400Purchase~ $156000The reason I'm asking now is if we close and the tax is in escrow, if I contest and lower the property tax, will I be required to continue to pay the $275 a month as part of the mortgage payment?

We've asked the other party's attorney to produce the lease, or name the people on the lease, and so far nothing.If the lease was signed AFTER I foreclosed, in early December last year, then the lease would be invalid as the borrower had no title for which to extend a lease to her son, or anyone else.Until I see the lease, I'm proceeding with the eviction.One choice I have is to sign with a realtor who works with investors and ask that realtor to knock on the door, offer $100 on the spot if the tenant will allow a quick look-see, then weigh selling "as is", or offering them money to get out, or just waiting till March and having them evicted.

This particular individual had lost their spouse and a son within a 6 month period and wanted to move into an Independent living apartment so he didn't have to take care of the house and yard and to be honest I think he just wanted a fresh start.

However I just learned the tenant moved in their 21 year old son without my knowledge and the son has been living there the past two or three months.
