The way I can figure most of those empty listings are either with management companies (most) or they don't have any clue how to optimize AirBnB - which, turns out, is NOT a mystery.  

Create social media to create clues that you are trustworthy.I coach people to do all three approaches.

This won't necessarily solve your lending issues, but you can reposition the equity into a better market and look to either work with a commercial lender or find a partner that can carry the loan.

If I can bring a check to the closing table, what scenario exactly is the bank, if they still believe the asset (house) will appreciate and still be good collateral, trying to avoid that having zero equity would cause  if the problem of closing costs being covered is solved?
