Doesn't mean you need a commitment upfront, but you should have a list of potential financing options/people you can go to as soon as you get a deal under contract.

I have one house under contract that I am hoping to wholesale for $10,000 profit. 

There goal for a wholesaler is to make a quick profit flipping the contract.

While the sale was still in attorney review, the attorneys for the auction house tried to impose a contract with all kinds of odd exceptions and carve outs that they insisted the buyer accept on the title insurance. 

Right now, the leases on my properties start in April, June, August and September, and if I went under contract on anything else in 2018, the lease would start in Nov, Dec or Jan. 

So my partner and I recently  got a property we found off market under contract and had an appraisal completed on the property.

Or can I just put the terms on the purchase contract and send it to the title company?
