I've got a homeowner ready to sell his single family house to me in Sonoma County, California. :) We are signing papers on Saturday morning so I need to prepare the purchase contract.

Our market is single family driven.

I have a single question.

From what I am hearing, it sounds like anything less than 25% is only for single family homes and not duplexes or above.

New one today is $ 3995 , plus taxes and tags .My back is feeling better already The landfill charges $ 75.00 a ton for commercial trucks and for dual axle trailers , single axle are  free .

Should I purchase nice single fam home and work on getting loan to purchase multi fam home later?

I'm wondering what people's thoughts are on the area, both as a rental market/cash flow, but also the chances of gaining some appreciation there if/when things improve there.It does look like there are some relatively reasonably priced (In terms of the average cost in Miami these days) properties for sale there - both single family and multi-family.

I read the beginners guide and started listening to the BP podcasts recently.I have very little knowledge in real estate other than purchasing my own personal property which I live in today and selling a single famly home for an estate.I'm very curious and interested in the BP community, real estate and other investments.
