That would leave us with around $70k liquid cash.We rent an apartment month-to-month until we find a good duplex to purchase (ideally within 1 year).We house-hack the duplex until we accumulate enough cash to buy a SFH for ourselves (3-5 years).We retain ownership of the duplex and rent out both units.In my mind, this approach could "get the ball rolling", considering we can't afford to buy an investment property with our current circumstances, nor would we be able to for many years.What would you do if you were in the same boat?

(I'm worried that I won't request all of the necessary information from the seller, ie: rent roll, bank statements, etc., or if I do acquire it, that I won't understand it; also that I won't be able to recognize what is normal/laziness versus sketchy.)Is it appropriate to use my realtor on any leads that I want to pursue?

I have a bank with which I have some loans but now they are requiring all information including all rent rolls, tax records and even P&I payments on all of my properties, including ones that I have loans with other lenders.

Then they rolled out AVI, which was a percentage to be used based on assessed value, and it went up to $2600 for the year in a single shot.
