I have spent a lot of time narrowing down the insurance options and finding the best value.My nicer properties I use State Farm, they have more robust coverage and couple of line items that are excluded on some investor policies.

As for future rent speculation, unless we have a sustained and robust general economy, I don't expect Bay Area rents to go up much over the next several years.
