That being said, RE trends have proven to continue rising in the long-run and if you're purchasing a property that cash flows with the intention of holding it long-term, you might lose some equity as a downturn hits but those are all paper losses and you'll be able to ride it out with the cash flow.Cheers,Andrew

So the BRRRR is hailed on this site as a great way to make money.

I don't think it is a bad option for you since it is only a train ride away for a weekend check-in.

Cap x roof in maybe 7-10 years but we DO get hail and typically it’ll take care of roof with deductible.

We have bookings in Sept and maybe we get one in Oct to ride the bike trail in the fall.Thanksgiving then Christmas to New Years.

I want to have a renter lined up before I even close and the price point I started with was just a Hail Mary toss.Thanks!

@Hai Le  I agree with @Kelly Singleton that the numbers you have don't work in SoCal.
