Since I found the BP website about 4 years ago I have dedicated myself and I have all the time I need and spend all I can on the internet and I read a book about every two or three weeks. 

Definitely check first, it would be a shame to spend all that money only to find out you can't get the zoning. 

Most owner occupied duplexes typically won’t technically cash flow, but spending $400 on ‘rent’ for a $1000 place still seems like a good deal!

I was not spending one more summer in that stupid hot apartment.
