When retail buyers will come in an offer 20% above asking, it gets harder to find a deal.Furthermore, if you like your day job (as I do), you're going to have less time to manage these deals and travel around.

The market in my area just stopped and I could not find a retail buyer after the flip and the bank would not refinance for 6 months to get a loan to pay off the hard money and turn it into a rental.

Usually you'll Net more if you do the upgrades yourself and sell to a retail buyer, as opposed to a lower price for an investor/do it yourselfer.

@Bob Faulis Not only you have a couple of people reading your updates, you actually made me create an account here and start thinking about getting into this industry after having a really bad experience with the market crash, that led me to go into other industry (Recycling Industry) where I'm doing OK at the moment, but maybe I should start to diversify my sources of income.
