I started using Tellus last summer and thought it was great since it posted my listing to all the popular rental websites, the screening process via Naborly was free, and their support was very quick - they often responded within minutes to a few hours.

I forgot about this thread until I was responding to a different one today where someone was asking about paint colors.I wanted to come back and say thanks to @Raven Parmer for her suggestion of Robin Egg blue.

How do you guys respond when a tenant tells you they can't pay until the 15th or 20th?

I can't find it.I emailed the PM and asked for the status over a week ago, to which he responded they've had 16 or 17 showings, everyone keeps saying they're moving soon but no one has filled out an application yet.

She didn't respond, until this morning.

I responded with, " Are you saying that even after a property has gone through probate the executor doesn't have a right to sell?"

I am an intelligent, highly motivated, goal-oriented beginner investor and  I am looking for one or two individuals in my area who are serious about partnering up in REI and who are of at least a majority of the following traits:Is serious about Investing in properties and building wealth NOW (mandatory)Financially Prudent / Can manage and budget high-level finances Holds a firm understanding of banks and lenders as they relate to REI Holds a firm understanding of Market Securities  Can devote sincere time and energy to REI (mandatory)Can receive and respond to communications promptly (mandatory) Has very good/good credit Has had fruitful experience with at least one investment property in last two years.

@Sam Elder I have neither experience with turnkeys nor SFRs at this price point, so I'm not the responder you're looking for (but maybe by responding, others will see this post).For a lower priced home like this, I would expect your repairs to be quite a bit higher than 5% of gross rent, ESPECIALLY if you're not self-managing.  

I ran that idea past them and they responded that they don't invest in the facilities, only the management business.
