Parking space issues, and higher turnover rates.The biggest factor to me on a MF unit is exit strategy, a SFR can be sold to the general public, where 2-4 unit buildings can be harder to unload since they are typically bought by investors.This doesn't mean a small multi can't be a profitable venture.

Apart from the drug use (which is expected from college kids) the college neighborhood is RICH PICKINGS for roving thugs from other neighborhoods.Although the local college hates to publicize this stuff, patrols have been beefed up, dorm security has super increased, and many more alarm boxes have been placed on campus.The college even advises that at night students walk around IN GROUPS!

Yeah the comps I used are very close to the same type,size,etc.The actual sq.ft. is 2700 by my contractors measurements,but public record is 1776.So the ARV is probably a little higher,but I decided to go with public record.That`s probably what an appraiser would use right?
