I paid 39K for the property put in 23k in rehab so I have about 63k Allin.

Numbers show a 7% return on cash,if paid for in full. 

Stefano, Most agents would be happy to help you set up a search as anyways in most cases we are used to getting into longer term relationships and a 2-3month wait period is not really an issue, a lot of agents will want to know if you have been pre-qualified as that will usually help them understand how really ready you are (regardless that you will not be looking to close on anything for a few months).
