Of course, there are going to be the "chores," such as handling spam and handling the occasional situation where issue arise (hopefully I won't have to ban myself :).Btw, Steven Hamilton is a mod also...his expertise in the tax/accounting area has been amazing, and he definitely rounds out the group.

This is necessary for things like termed out presidents to continue to follow the rule, as technically there is not an incumbent in an election following a termed out president.2) The creator/discoverer of the rule stated a revision, that refers not necessarily to the incumbent party, but to the party that last won the popular vote (but not necessarily the electoral college).

This is also why house rehab is popular and also wholesaling because these avenues only take a small amount of money to get going with the first one.If someone has 500k for example they can buy a triple net property and buy at a cap of 6 to 9 percent going in and get mailbox money.
