You may be missing a team player like an agent or just want someone with experience to look over your numbers to give you their opinion.

If I was starting again I would focus more of my time on finding the elite players in those positions.

I remember hearing Lake Park lifted a ban on high-rises which will cause big resorts/complexes to pop up there. 

Private / hard money is a last resort, but an option used all the time by experienced flippers and rehabbers. 

I hope to do syndications one day myself, so it's great seeing new players break into it.
