It's really going to depend on your location, the type of contractor you use, the quality of vinyl (whether it's insulated or not), etc.But, here's how I would break it down and make a guess...I would expect you'd be looking somewhere in the $150-300 per square (a square is 100 square feet) range for mid-grade vinyl (non-insulated).

If someone knew my their votes had a greater influence, they may withhold a vote for a comment that they felt did not warrant that much weight, but still was a positive comment worthy of something....it also could skew the influence of favorite folks.I know of another system that grades on a scale of A, B, C, D and F that assigns positive and negative values, but does not reveal who voted.

When we search for clients anything sub 2 million it is harder to find what I consider quality properties to own for tenant and location with return.The properties tend to go close to asking.When you go 3 to 5 million in price the availability of quality product greatly increases and the cap rate tends to rise as well.3 to 5 million range I like national site down restaurants with investment grade rating.
