I think that we just have to be creative to share the pain equitably.

It's a minor pain to paint the small gap above cabinets. 

Build rapport and ask for and find the pain points. 

When the property is properly registered as a rental, this aid/credit disappears.  

Just respond and see if they come back or disappear.

I come across them on a weekly basis, but they do disappear fast. 

I bill him for water and he separately buys another money order but rounded up to the nearest dollar because it's such a pain for him to deal with loose change.

This process has been very painful.

I’ve been experimenting with the same modest bump and adding an addendum that the tenant agrees that a steam cleaning of carpets and professional deep clean will automatically be charged to the security upon exit.Less painful for them then coming up with the money, usually (!)

It was a pain, particularly because I was just getting started when COVID hit, but once I got my systems down, I discovered it really doesn't take nearly as much work as residential rentals.That same owner asked me to help him find more storage units to buy.
