Currently, I am at the stage of taking action and, as such, am building a team to support one another, as well as my goals, and to transition out of "aspiring investor".

Sounds like you have good motivation, and already are taking action.

In many situations money spent on a home inspection is made up in tangible action items identified.

And even if someone could make an actionable prediction, you would not be able to sift through the other, incorrect predictions and pick out the person with a crystal ball.

Then, make a plan and take action!

After recently finishing the book Think and Grow Rich by Napoleon Hill I have come to the conclusion that this and The Art of War might be two of the strongest pieces of literature I have ever read to begin changing my actions. 

You will see some scuba action going on there but not much as compared to what is going on in Catalina. 

Your first action should be to run a search on BP about building a buyers list, since there are probably 100 blogs/forum discussions about it already.
