Even if I can find something giving around $150 per month, obtaining a COC of 10% or more seems extremely difficult given prices, taxes and other considerations.

Hi all, I read the Ultimate Beginner's Guide and although it lists many possible sources of loans, it does not say (or perhaps I overlooked where it says) what kind of qualifications you need to obtain such loans. 

At a local property auction, I noticed many people were paying with Cashier's Checks. Were these individuals using their own cash to pay for the Cashier's Checks, or were they funded through loans for their Cashier's ...

Is this something I would obtain from the hard money lender or would this be done through a realtor?
