I visited Orlando and saw a few options last month. 

Per her it is 9 ppl that would be in the property and due to rushing her in I tried yo get last minute repairs in which where completed.My first visit my heart sank as I saw random ppl within my home as well as the smell of marijuana (no smoking was stipulated in contract.Than after they blew a fuse in my electrical box downing power on one side of the house.

That's really nice for diversifying a portfolio quickly.

There are some nice deals in that area because there's low cost of living, but really good schools, and plenty of employment. 

Here is another question that I'm sure has been asked before but maybe times change...Besides say the BP Reports of the deal analysis is there anything else that would be smart to include to private or otherwise lenders and or partners, in a nice presentation folder or the like.

Hi BP Community, I have an opportunity to purchase my grandmother's home in a very nice Nashville neighborhood.

Her reason for investing is she likes the area and will plan to visit in the winter and also to help us out as we are also considering investing in another multi family property and have limited cash reserves to fund both deal.Thanks in advance for any advice.Regards,

Account Closed It totally depends on the location, class of property, when it was built and what the market will accept.Most of my stuff is class C in a smaller town so I do not over-improve but I make it nice, clean and liveable.That means new paint, vinyl plank flooring, selective cabinet upgrade or painting with new hardware (white is in these days).
