@Sean Lambert nailed it If you've lived in it for two out of the 5 years prior to sale you can take the first $500K in profit tax free if your married. - a much better deal than tax deferred.1031 is only for investment property.

You hit the nail on the head....I'm not encouraging you to get married and go into debt yada yada yada - in fact I commend you for not...too many of my friends HAVE gotten married because it was the convenient, easy thing they were "supposed" to do.

Durability of vinyl with the thickness to cover minor floor imperfections, suitable for bathrooms and has in 18 months shown zero signs from my German Shepard running around on it, where h.d. brand vinyl has been noticeably scratched by  dog nails.

As a REI my finances scare a lot of banks and this was a VA loan over the cap on new construction.

Even on a lease- if a nail salon was in that location before........ time to call every nail salon in town and try to get them to move.
