Also anyone reading OM's on properties for sale it is a trick sometimes listing brokers mention a strong credit parent company BUT if they are not on the lease it doesn't mean SQUAT.It's like Warren Buffet owning as a example a parent company but they are not backing the lease of a location you want to buy.

Food for me has to be over 100k profit per location, established for decades with multi-generational customers so just a freshening up of the space is needed and not a massive turn around, and gross profit margins of about 20%.
