I've done everything you can in the front of house from bussing to managing in restaurants ranging from casual to luxury fine dining.

The one area that's having trouble is the high-end luxury market.

I would get on thumbtack and hit up a few companies to see what they charge per sqft on some remodels such as luxury vinyl install, paint interior/exterior, bathroom vanity install should be a few hundred bucks, lighting fixtures should be about $100-$125 each, cabinet painting should be somewhere between $400-$800, countertop install you could look at materials online and see how much a local contractor would install for, etc. 

Is granite in the kitchen and bath needed or an unnecessary luxury for the market.

Unfortunately, you don't have that luxury.

I have ideas of starting a luxury property management company once I am out of school only tailored to homes over the value of $1.5m.

My model would be to create a "ranch" of tiny/small cabins to STR on a property that would have a main "lodge" as well. 

The home is a few blocks from a University, in a sought out area(far from luxury, just great location).  

I have (2) luxury four bed / 2 bath units in E Humboldt that have just been completed (entire building gut rehab). 

Purchase price: $345,000 Cash invested: $69,000 Fiance & I are looking for a place to move into before the wedding, but didn't break the bank because we weren't sure where the future would take us.Found this nice 1br, 1ba luxury townhouse on top of a garage & carport, and almost immediately put in an offer ~$4k below asking.Went the traditional 20% down route with a 3.75% fixed 30-year mortgage.COA/HOA dues are ~$250 but include all exterior maintenance (including snow) & water.Purchased essentially move-in ready.
