This is going to be a HUGE lesson learned.... 

Learned some important lessons today while waiting for 2 1/2 hours at the MLGW office downtown Memphis to get utilities turned on in our business name...I hope sharing this will prevent you the time waste that MLGW is.1) You CAN open a business account on the phone through the residential service line.  

But so long as your $29k outlay is now resulting in positive cash flow - hey, lessons are being learned and money is being made!

I wouldn't go with a condo in Miami, there's too much supply and the HOA fees kill most of your margins and surprise special assessments could get you and you have no choice but to pay and if you tried to sell most buyers would want you to pay the special assessment for them so then you're making even less on your sale.

If I were to not do an inspection(which I have in the past and learned my lesson) I would assume that the property needs a full rehab and purchase accordingly.
