Knock on wood the worst we have to date is rooms with frozen pipes. 

She told me to go knock on their doors and ask them to spray. 

So far, knock on wood, no surprises in either. the closing experience is very dry (dealing with banks/lawyers) but relatively smooth. 

They knock a hole in the drywall, they pay the bill.Also, plan to do inspections more frequently than normal.

Luckily I haven’t had to evict or repair major damage yet *knock on wood* lolTaft is definitely my favorite spot to invest right now, but there are also great cash flowing properties in Bakersfield, you just have to know where to look and be willing to take some risk.
