The colleges in NEPA are: Stroudsburg U, Kings Coll and Wilkes in Wilkes Barre, Keystone in Dalton (near Clarks Summit) and in Scranton there is Univ of Scranton, Marywood and a branch of Penn State.In regard to the Poconos there is an abundance of single family opportunities in the private communities but also HOA dues and extra due dilligence to understand each community.That is a tour of a small piece of PA.

Depending on the value of the property it may eventually be sold on a tax deed but in the meantime, I believe title would simply remain in their estates or in the last to die's estate.I doubt you'd be able to find a legitimate charitable org to accept a deed from you and your sister without being able to get a title policy otherwise they'll have to job of clearing the title and will still need your assistance. 

I'd like to expand this concept to the processing of seeing through any value-add scenarios and opportunities in a deal.  

Because my husband is a contractor, this will be his full time job.

I own some rentals that I purchased as my original home and turned them into rental.I have a full time job so this would be handled by my General Contractor.  

I have a typical part time job, but was looking for either a job or to work for free somewhere that I will learn about the real estate market.

My goal is to hedge against lost opportunity costs and use the equity to grow my portfolio faster. 

I don't think most tenants would do a good job of keeping the door clean.
